One word for each thing, on every desk, in every email and on this site. Where your client, a trade or an outside project manager reads something different on their portal, the second column says what.
- Job
- One construction project on your workspace — the record that holds its takeoff, estimate, budget, bids, schedule, logs, invoices and portal. On the portal: Project
- Workspace
- Your company on EstiLumina: its jobs, team, catalog and settings. One person can belong to several.
- Seat
- One paid place on the team. A seat is used by an active member and freed when they are removed.
- Client
- The person or company you build for. A client can have several contacts and several jobs.On the portal: You
- Vendor
- A company in your directory you buy from or award work to — a supplier or a trade.
- Trade
- A vendor that performs work on site — the one you invite to bid, award, and bill against. On the bid portal the trade is the guest.
- Sheet
- One page of a drawing set on the takeoff desk; a set is the sheets uploaded together.
- Takeoff
- Measuring quantities on the sheets — lengths, areas, counts — that price the estimate.
- Item
- A line in the cost catalog or on the takeoff: a thing with a unit and a rate.
- Assembly
- A group of items priced together from one measurement — a wall, a slab, a roof.
- Area
- A level, wing or phase you name on the takeoff so quantities total per part of the building.
- Zone
- A region of a sheet drawn at its own scale — a detail or an enlarged plan.
- Estimate
- The priced list of what the job will cost: quantities, unit costs, waste, markup. It becomes the budget when it is locked.
- Proposal
- The document a client approves: the estimate presented with scope, terms and a typed signature.
- Contract
- The agreed scope and value once a proposal is approved — the base every change order moves.
- Budget
- The locked estimate on the job, with committed and actual costs beside it.
- Bid package
- A frozen set of scope and documents you issue to trades for pricing. Bid requests is the desk that lists them.
- Quote
- A trade’s price for a bid package, line by line, levelled against the others before an award.
- Award
- Choosing the quote (or the lines) a trade will do; an award becomes a purchase order.
- Purchase order
- A commitment to a vendor for an agreed amount; bills are matched to it.
- Bill
- What a vendor charges you — matched to its purchase order, pushed to QuickBooks when you choose.
- Invoice
- What you charge the client; on the portal it is paid online or marked paid when funds clear.
- Pay application
- Progress billing against the schedule of values, with retainage held and carried forward. The office may say draw.On the portal: Invoice
- Retainage
- The share of each pay application held back until the work is complete. On the portal: never shown
- Change order
- A priced change to the agreed scope — approved once, it moves the contract value, the budget and the schedule together. A change request is what a homeowner asks for on the portal; it becomes a change order when the office prices and approves it.
- Selection

- Allowance
- The amount in the contract set aside for a selection; the overage becomes a change order.
